SUMMER FAMILY HOUSE IN NOVI VINODOLSKI,  with a view to the sea and island of Krk

CONTEXT

The parcel is located in the residential part of Novi Vinodolski, immediately next to a hotel complex, a beautiful beach, and a walking trail. The parcel is located on a slope, and the sea can be seen from the point two meters up from the existing terrain.

CONCEPT

The owner’s desire to have visible concrete, pervading interior and exterior, flat rooftop and sea view from every room has resulted in an easily sustainable house with a pool and great canopy providing a shadow during summer and sunshine in winter months. The house is completely closed with vertical wooden shutters at the end of the summer when the owners leave for their continental residence.

CURIOSITIES

This is the third version of the project. The first version according to the client’s plan was designed as a 30 % smaller one-floor house with a surface of 100m2. The second version pursued the client’s desire to build a house with an upstairs bedroom and to increase the surface. The second version also contained a two-floor living room with full-height (6m) folding glass doors. The third version has satisfied all requested spatial and aesthetic parameters, but the increase of net space by adding a second floor implied a higher price of construction and subsequently, exceeded the budget proportionally to the increase of the surface.
